To be eligible for Thai permanent residency, applicants must have held a Non-Immigrant visa and maintained three consecutive one-year extensions of stay in Thailand before applying. Applicants are also required to demonstrate basic Thai language proficiency, which is assessed during an interview conducted by the Immigration Commission.

Applications for permanent residency in Thailand may only be submitted if the applicant qualifies under one of the following categories:

Applicants who have invested at least THB 10 million in Thai-listed companies or government bonds. Investments must be maintained in accordance with the regulations in place at the time of application.

Family (Humanitarian)

Expert / Specialist

Individuals with specialized knowledge, skills, or expertise that are beneficial to Thailand with at least a bachelor’s degree and with at least 3 years of employment in Thailand. Approval under this category is subject to government discretion and the relevance of the applicant’s expertise.

Applicants must have held a valid work permit and worked in Thailand for at least 3 consecutive years, with either a monthly income of at least THB 80,000 for 2 years or annual income tax payments of at least THB 100,000 over the same period. For executives, the employing company must meet minimum capital requirements (generally THB 10 million).

Applicants must be married to, the parent of, or the biological child of a Thai citizen or permanent resident. Applicants must provide evidence of their relationship and demonstrate their ability to support or live with their family member in Thailand.

In certain circumstances, applicants may be considered under exceptional grounds if their presence is deemed to be in the interest of Thailand.

Who Qualifies for the Thailand PR Visa

  • A foreigner who has lawfully entered Thailand through an official immigration checkpoint.

  • Not suffer from any prohibited diseases.

  • Has obtained 3 consecutive one-year visa extensions.

  • Has held a valid work permit for the previous 3 years.

  • Earn a monthly income of at least THB 30,000 (if married to a Thai) or THB 80,000 (if single) supported by tax records.

  • Not be prohibited from entering Thailand under the Immigration Act.

  • Demonstrate that granting permanent residency in Thailand would be beneficial to the country.

  • Applicants must also qualify under one of the approved eligibility categories
